No clinic in your list. I think clinic is very important especaily for old people. I can't image how we can walk to Fu Shan estate to see the doctor if we are sick.
Cafe is good. As the 1st floor of the flat is at least 8 floor above the street, there should be no problem to have a cafe in there. Of course, if your guys don't like it, I prefer to have convenience store. You can still buy newspapre from there.
